Step 2 – Choose one of our letting services

We offer three levels of service to accommodate the differing needs of clients, ranging from a let only service for the investor landlord to the full management service for those wanting complete piece of mind. Step 3 – Marketing & Viewings

As soon as you instruct us, we’ll look at every positive aspect of your property and create a list of key selling features our lettings team can use to paint the pertfect picture of your property. Once these features are approved we can immediatley start looking for a tenant. Our studies show that 92% of enquiries come directly from letting boards, local newspaper advertising and Internet websites like Rightmove.co.uk. So that’s what we do first to ensure your property receives maximum exposure and viewings.


Step 4 – Tenancy agreement, inventory & deposit

Once a suitable tenant has been found, we will draw up the relevant paperwork ready to be signed by both parties. A current inventory of the contents and condition of the property will be produced and this will be supplied to both landlord and tenant prior to the tenant moving in.

 

We will collect any up front rent and a deposit and as per recent legislation, where relevant, your tenants deposit will be held by a third party as part of the TDPS (Tenancy Deposit Protection Scheme)


Step 5 – Exchange & complete contracts

When contracts are signed and deposits are paid your tenant can move in. If we are providing a full management service then we will liase direct with your tenant over any initial questions etc...
