Step 2 – Marketing & Viewings

As soon as you instruct us, we’ll look at every positive aspect of your property and create a list of key selling features our sales team can use to paint the perfect picture of your property. Once these features are approved we can immediatley launch your property on to the UK market. Our studies show that 92% of enquiries come directly from sale boards, local newspaper advertising and Internet websites like So that’s what we do first to ensure your property receives maximum exposure and viewings.

Step 3 – Receiving an offer

As soon as an offer is received we will notify you both verbally and in writing. Ultimately it is your choice to either accept or reject the offer. However, we will advise you and negotiate on your behalf throughout this process, keeping you completely informed every step of the way.

Step 4 – Legal, searches & surveys

Once an offer has been agreed, your solicitor will send out a draft contract and the HIP for your property to the purchaser's solicitor who in turn carries out preliminary enquiries. Your solicitor should collate all the supporting paperwork (where applicable) i.e.: title deeds, copy of lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate (most of this information should already be contained in the HIP). Step 5 – Exchange & complete contracts

When contracts are signed and the monies are sent to your account you will have officially sold your home. You will then need to drop off the keys with us so that we can pass them on to your properties new owners.
